Legal review

A lawyer carries out a detailed review to confirm the legal certainty of the selected property: that the seller is the rightful owner, that the property is free of liens, and that the condominium regime, permits and land use are in order, along with everything else needed to move forward.

Offer and reservation

We prepare a letter of offer with your terms as the buyer. The seller can accept it or make a counteroffer; once both parties agree, they sign it to formalize the intent to purchase in writing. A reservation deposit is then made to the seller's account, usually valid for 15 days and 100% refundable during that period.

Contract

The 15-day reservation period is used to complete the legal review and make sure the contract is fair. Personal details, the price agreed in the offer, currency, payment schedule, delivery date, penalties, warranties, included furnishings and any changes your lawyer recommends are all carefully reviewed.

Closing with the notary

Once the unit is ready for delivery, the seller obtains the certificates required by the notary and provides the condominium regime on time. The appraisal is done, taxes and closing costs are quoted and, if you are a foreigner buying in a coastal zone, the bank trust (fideicomiso) is processed.

Deed and handover

Finally, the deed is signed before a notary public, who registers it with the Public Property Registry. On signing day, you receive the property along with its inventory and warranties.
